Lancasterís Rock Mill Industrial Park is located on US 33 (a four-lane highway), at the State Route 188 interchange, and exactly 32 minutes from John Glenn Columbus International Airport. Priced at $42,000 per acre, this Ady-Austin certified site has 210 available acres zoned for heavy industrial businesses. There are also three move-in ready buildings: a 50,400 square-foot spec building, and two vacant buildings at 160,000 square feet and 125,000 square feet. The spec building can be expanded to 78,000 square feet, has 28-foot ceilings, and a six-inch reinforced floor, pre-cast wall construction and a wet sprinkler system already installed.
The infrastructure in this area is impressive, with municipal water, wastewater and gas.
The redundant water supply has a more than 1 million gallon per day capacity, and wastewater boasts a new membrane facility that has a capacity of more than 1 million gallons per day.
Through the Lancaster Municipal Gas department, this site allows for an eight-inch High Pressure Distribution connected to two different transmission pipelines, supplying more than 5,000 MMBTUs per day, if needed. Electricity is also in strong supply, with dual feed, reliable power and capacity fed by five area substations for heavy industrial demand. Additionally, a 650-kilowatt solar field went online on the site in January. Fiber is readily available, as this site was one of the first AT&T fiber-ready sites in Ohio.
